The Spanish property market 2017 in numbers

As the year draws to a close, we’ve been looking back at how the Spanish property market has been performing on the international scene over the last year. And we’re pleased to report that it’s good news, with the numbers showing some positive increases and interesting trends.

Buyer enquiries and house sales in Spain

While house sales in general have been spiky for the last five years, there has been a general upward trend, with steady growth over the last five quarters, which is a positive indicator for next year.

Likewise, here at Kyero we’ve seen an increase overall in buyer enquiries of 13.5% year on year. This is reflective of house price sales generally, which increased by 13.62% between Q1 and Q3.

Most popular Spanish provinces and islands in 2017

There were some familiar names at the top of our list this year, with Alicante taking the number 1 spot, closely followed by Malaga and Mallorca.

Particularly interesting are some of the increases, compared to last year. Mallorca attracted 44.8% more buyer enquiries, while Tenerife had 49.8% and Gran Canaria 50.3%. Provinces that saw a fall in enquiries included Fuerteventura (-6.1%), Barcelona (-2.3%) and Jaen (-2.2%).

On a local level there were some real rising stars, including Puerto Rico (Gran Canaria) which saw a massive 92.4% increase in buyer enquiries. Playa De Las Americas (Tenerife) and Gandia (Valencia) also did well, with increases of 68.7% and 62.9% respectively. At the other end of the scale, Marbella (Malaga), Benidorm (Alicante) and Orihuela Costa (Alicante) attracting around 28% less enquiries.

Top buyer nationalities in 2017

A quick look at who has been buying in Spain this year shows that whilst British buyers still hold on to the top spot for site visitors this year, with a notable 1.34 million site views, and an increase of 22.4% compared to last year – the most notable growth for property searches is coming from buyers across Europe.

Sweden appears to be one to watch. Visitors from this country increased by 56.1% in 2017, taking them up to number 7 on the list of top nationalities.

There was also an increase of 51.1% in buyers from Belgium.

The data shows that British buyers are generally in the 45 to 64 age bracket and tend to prefer Alicante and Malaga. Top local destinations for those from the UK include Torrevieja, Villamartin and Javea, which took the top three spots this year.

Similarly, Belgians tend to be in the 45 to 64 age bracket and are attracted to Alicante and Malaga. Torrevieja tops their list of preferences, with Javea at number two and Denia making up the top three.

Interestingly, Torrevieja is also the number one choice for French, German and Dutch buyers, while Italians prefer Corralejo in Fuerteventura – Torrevieja doesn’t even make it into their top 10.
